The Yamuna Expressway Industrial Development Authority (YEIDA) has introduced a new residential plot scheme on Yamuna Expressway, offering 451 plots in proximity to the Noida International Airport in Jewar.
YEIDA’s latest residential plot scheme (Scheme Code : RPS08(A)/2024) targets mid-income group buyers, with plots available in five distinct categories, catering to varying needs and budgets. The registration period for this scheme is open until November 30, after which the plots will be allotted through a lucky draw scheduled for December 27.
High Demand Near Jewar Airport
The upcoming Noida International Airport has transformed the region into a real estate investment hotspot. There is a growing demand for residential and commercial plots as people seek to invest and live close to the airport.
In October 2024, a draw for 361 residential plots across YEIDA Sectors 16, 18, 20, and 22D saw an overwhelming response, with close to 200,000 applications. This enthusiasm underscores the area’s appeal, not only for its proximity to the new airport but also for other infrastructural projects, such as the proposed Film City in Sector 21 and the Eastern Peripheral Expressway (EPE), which have amplified the area’s connectivity and investment potential.
Plot Details and Pricing
The new YEIDA plot scheme offers 451 plots in Sector 24A, located along the Yamuna Expressway, which provides excellent connectivity from Greater Noida to Agra and Mathura. The available plots come in the following sizes:
- 120 sq m – 100 plots
- 162 sq m – 169 plots
- 200 sq m – 172 plots
- 250 sq m – 6 plots
- 260 sq m – 4 plots
The base price is set at Rs 25,900 per square meter, with the smallest 120 sq m plot costing approximately Rs 31.08 lakh, while the largest 260 sq m plot is priced around Rs 67.34 lakh. Plots of intermediate sizes are priced accordingly, making them accessible for diverse buyer segments. Some additional charges (5-15%) are applicable for some plots based on their preferential location.

Successful allottees must complete a 100 percent upfront payment of the total premium, inclusive of the registration fee, within 60 days from the date of allotment. A 10 percent registration fee is required upfront, calculated as part of the total land premium.
