Women in Uttar Pradesh Get ₹1 Lakh Stamp Duty Exemption on Property Registrations

If you buy a property in the name of your wife, mother, or daughter, you can now save up to ₹1 Lakh in stamp duty for property registration! The Uttar Pradesh government has increased the 1% stamp duty exemption limit for women property buyers. The stamp duty exemption, previously capped at ₹10,000 for properties worth up to ₹10 lakh, has now been extended to cover properties worth up to ₹1 crore. Women property buyers can save up to ₹1 lakh on stamp duty.

The decision, approved by the UP state cabinet in a recent meeting in Lucknow, is being seen as a move to support financial independence for women and encourage property ownership in their names.

What Has Changed?

On 23 July 2025, the UP state cabinet approved 1% stamp duty exemption for women on property worth up to ₹1 crore, if it is purchased in the name of a woman.

Under the revised policy:

  • Women buying property up to ₹1 crore will receive a 1% rebate in stamp duty.
  • This can result in a saving of up to ₹1 lakh—ten times more than the previous maximum exemption of ₹10,000.
  • The policy previously applied only to properties worth up to ₹10 lakh, which limited its practical benefit in urban and semi-urban areas.

Why It Matters

Real estate stakeholders and housing market observers have welcomed the move. The stamp duty rebate for women property buyers is expected to:

  • Encourage more families to register properties in women’s names.
  • Increase financial security and asset ownership among women.
  • Stimulate interest in the mid-range housing segment—especially in cities like Noida, Greater Noida, and Ghaziabad—where numerous housing options fall within the ₹1 crore bracket.

Scope for Further Improvement

While the policy is being praised for its intent and impact, some believe the ₹1 crore cap is still too restrictive—especially in high-demand markets where property prices have surged. In comparison, states like Delhi offer a similar 1% rebate to women without imposing a value limit, even for properties worth over ₹5 crore.

There are calls for Uttar Pradesh to consider:

  • Raising the exemption limit to ₹2.5 crore.
  • Removing the cap entirely to make the benefit accessible across all price segments.

Boost for Mid-Segment Markets

The move is expected to especially benefit the mid-income market, which continues to attract first-time homebuyers and end users. Residential hubs such as Noida, Greater Noida, and Ghaziabad offer a wide array of housing projects within the new rebate-eligible range. The increased rebate may also encourage more joint property registrations with women as co-owners.
